Buying in San Francisco is genuinely complicated. The prices are real. The competition is real. The uncertainty is real.
I'm not going to tell you it's easy or that everyone can do it on any timeline. What I will tell you is that more people are closer than they think — and the biggest obstacle is usually not the market. It's not knowing where to start.
There's a real difference between "this isn't possible for me" and "I don't know enough yet to know what's possible." Most renters I talk to are in the second category, they just don't realize it.
A few things that aren't as true as you've
been told
Most of the reasons people wait too long to explore buying come from misconceptions, not reality.
Here are the ones I hear most often.
COMMON MISCONCEPTIONS
There are loan programs that allow 3–5% down. What you need depends on your specific financial situation — not a blanket rule you heard at a dinner party.
"I need 20% down to buy in San Francisco."
Timing the market is nearly impossible. The right time to buy is when your finances, goals, and life circumstances are aligned — not when you're trying to predict an unpredictable market.
"I should wait until prices come down."
"I need to have everything figured out before talking to anyone."
That's exactly backwards. The earlier you start the conversation, the more time you have to prepare — and the less stressful the process becomes. Most of my best clients started with zero answers.
A good conversation costs nothing and commits you to nothing. It just gives you better information than you had before — and you can do whatever you like with it.
